Do you include pictures in your reports? Yes we include pictures free of charge. We take various angles of each room and close up pictures of any damages, significant marks, stains etc.

We email a copy of all relevant reports to each party within 24 / 36 hours.

Do you test smoke alarms/ carbon monoxide alarms? Yes. From the 1st October 2015 it is a legal requirement to have a working smoke alarm on each floor of a property. We test all smoke alarms and carbon monoxide alarms and report straight back to the agent/ landlord if they should not be working/ installed so that this can be rectified before the start of a new tenancy.

Each party must inform us within 10 days of the start of the tenancy of any changes they may wish to make/ discuss to their report. Any relevant changes will then be made. No changes can be made if we are informed of them after the ten day period.

Do we have to be present for the inspection? It is not a legal requirement for a tenant to be present for an inspection. We can collect/ drop off keys to an agent if a tenant does not wish to be/ can't be present and email a copy of the completed report within our 24 hour turnaround. Each party still has 10 days to get back to us with any comments.

What do you test in the property? We test all lights, smoke alarms and carbon monoxide alarms. We are not Corgi or NECIEC registered therefore cannot test appliances.

When checking out do we have to vacate the property at the same time as the inventory clerk? Tenants must be ready to vacate when the inventory clerk arrives to carry out the check out inspection. All items must be returned to their original position and all personal items removed. All cleaning should have been carried out prior to the check out inspection.

Where are keys collected from upon check in? The inventory clerk will release keys to the tenant upon check in providing they have signed contracts with their agent/ landlord and we have permission to do so.

Who do we give keys to when we check out? The inventory clerk will collect keys from the tenant and return them to the agent/ landlord when the inspection is complete.

Do you make decisions regarding deductions to deposits? As experienced inventory clerks we are happy to give our personal opinion but we do not make any decisions regarding deductions to be made from the deposit. All deposits should be logged with a deposit scheme who can give advice where necessary.

Do you take meter readings? Meter readings are taken at every inspection if accessible and photographs taken.

Water readings are only taken when on the property premises and accessible. -
